The overall environment is clean and tidy, and the air at the back is very fresh. I saw a group of monkeys when I was in Li's room this morning. The problem was solved very quickly. When a problem occurred, someone came to help us solve it immediately. It takes at least 15 minutes to walk to the beach, and it may take more than ten minutes to take a taxi.
I had a fantastic experience at this location! The property is not only comfortable but also situated in a really nice area near Kimberly Street. While it was a little tricky to find at first, following Google Maps made it easy to reach. Once there, I was pleasantly surprised by the overall ambiance and convenience. Highly recommend it for anyone looking for a cozy and well-located spot!
Super nice 👍🏻 Location is good, nearby to the hotspots in Penang 🩷 Host is also very kind and nice, cleaner is also friendly💜 The facilities are so good, and the house is so pretty, overall is very clean, love it so much, amazing place to stay 😍
Appreciate:
1) Customer support WhatsApp replies very quickly and politely :).
2) Many food establishments nearby. Search “claypot restaurant” we ate there 4 days in a row even after shifting away from this hotel.
3) Swimming pool was nice and clean.
4) Antique decorations in the hotel looks amazing.
5) had 2 private carpark lots in the compound, there are parking spots outside of the compound as well, just unsure if it is legal. We were lucky to have at least 1 lot in the hotel during our stay.
Can be improved:
1) Hotel has no reception, make sure customers gets their check in details before they arrive the hotel or at least just before 3pm.
2) Wifi speed can be faster. It failed a few times during my 3d2n stay there. The Mrs and I couldn’t even load google maps. Quite frustrating. Had to use my data.
3) Sound proofing maybe? We had a room facing the Main Street and in our room there’s a door that used to be able to open and go to the balcony but it’s blocked by a large wardrobe. This allowed the sound to travel through the door gaps.
4) toilet can be cleaner, check the floor traps and the make sure it’s clean, cleaner left a ball of hair stuck at the floor traps.
5) toilet floor can have anti slip strips. Really slippery. Had to ban my toddler from going into the toilet.
6) too many mosquitoes at the hotel. Fortunately we didn’t have it in our room.
Very good places to stay. Clean and functional. We had several issues but were quickly solved immediately. Will come again to stay next time back to Penang. I would recommend it to families.
Certainly! Below is a **detailed, balanced, and constructive review template** for **Hangoutspacez Queensbay** (or a similar budget/co-living space in Penang). Since this isn’t a widely documented property, I’ll structure it generically so you can adapt it based on your actual experience.

### **Hangoutspacez Queensbay – Honest Review**
**Location: ★★★★☆** (4/5)
- **Pros:** Close to Queensbay Mall (5–10 min walk), easy access to restaurants, supermarkets, and public transport. Convenient for business travelers (Bayan Lepas tech zone) or tourists exploring Penang’s south.
- **Cons:** Not in the heart of tourist spots like George Town (requires Grab/taxi).
**Cleanliness: ★★★☆☆** (3.5/5)
- **Pros:** Daily cleaning for common areas; linens provided are fresh.
- **Cons:** Occasional maintenance issues (e.g., slow drain in showers, worn-out furniture). Budget vibe—don’t expect luxury.
**Facilities: ★★★☆☆** (3/5)
- **Pros:** Free WiFi (decent speed), communal kitchen, and lounge area. Good for solo travelers or digital nomads.
- **Cons:** No gym/pool; shared bathrooms can get crowded during peak hours.
**Staff & Service: ★★★★☆** (4/5)

**Value for Money: ★★★★☆** (4/5)
- Affordable for Penang (around RM50–100/night for dorms). Ideal for short stays, but may lack long-term comforts.
**Room for Improvement:**
1. **Better Soundproofing** – Noise from common areas can be heard in private rooms.
2. **More Power Outlets** – Limited charging points in dorms.
3. **Clearer House Rules** – E.g., quiet hours or kitchen cleanup policies.
**Verdict:**
A **no-frills, social budget stay** best suited for backpackers, solo travelers, or those attending nearby events. Manage expectations—it’s functional but not luxurious.

### **How to Use This Review Constructively:**
- **If You’re a Traveler:** Compare with alternatives (e.g., Tune Hotel, capsule hostels). Prioritize location vs. price.
- **If You’re the Property Owner:** Address cleanliness/maintenance, add clear signage for rules and maybe create any accessible lockers available to utilize the space in the efficient manner.
smooth check in experience with clear instructions provided.
Good location with walking distance to the beach.
Unit have clear view of the beach.
Have vending machine at ground floor to get food.
Oberall, good experience. May book again in the future.
The most satisfying thing about this solo trip was this B&B (also called a townhouse). It made me miss going back and forth and left a deep memory. In addition to being clean, it was also very safe. It definitely felt like arriving at my own home. The staff cleaned it at noon. , I ”disappeared” immediately after tidying up the room. The B&B suddenly felt like my own home, quiet and undisturbed. The kitchen was fully equipped, such as refrigerators, rice cookers, microwaves, induction cookers, water dispensers, etc., all at once. Everything is available. In addition to buying food and cooking it yourself, they will cook the rice in the rice cooker for you to enjoy for free. There is coffee, sugar and biscuits on the table for you to enjoy. The washing machine is for you to use as you like, as if you are the owner of this house. In a word : Living in this kind of B&B is so free and enjoyable. I traveled and stayed in many hotels and B&Bs, but none of them made me feel as good as this B&B. I introduced it to my friends and they all praised it highly. Friends who want to go to Penang, Malaysia in the future are worth experiencing and feeling.
Self check in. Instructions and key box code were sent by email. No issues.
Room was basic but clean. Stairs to loft bed have no railing so your balance has to be okay.
What I liked: it’s very near the beach (but be careful going down the steep steps with a rusting and questionable guardrail). And it’s also a minute’s walk from the nearby food place with many affordable options for dinner. Not far from the bus stop. Penang’s bus services are not bad.
What I didn’t like: the positions of the room lighting are poor, including the bathroom where the opaque shower curtain blocks the bathroom light, and the loft where the bare bulb is right above your head and glows even when off. I unscrewed the bulb in order to stop that. Also, not many breakfast options nearby.
Music from a nearby nightspot could be heard along with some firecracker type noises some nights, but these died down by about 10pm so not a problem for me.
In all, I would rate this place a solid 4/5 and I wouldn’t mind staying here again.

CClayNorthNot my first time staying at The Frame Guesthouse, and I think I will make a tradition out of it each time I visit Penang. Location is ideal as it’s close to the street art, street food, jetties and more. Staff are all super friendly and very helpful. As a solo backpacker I also found it very convenient and met a lot of cool people. I would happily recommend them to anyone coming to Penang!
IIris CheongKFHad an amazing stay. A family member had bad food poisoning so we tried requesting for early check in. Was informed that at that time, around 12 noon the room was not ready but they had requested housekeeping to expedite cleaning. Before 2pm we received notification that the room is ready. Kudos to the team for accomodating our request as our family member was so grateful that sge can crawl between the clean bedsheets to rest! The unit is very clean. The water filter, steam iron & hair dryer came in very handy. We did not use the other things like induction, microwave & umbrella which was provided. Also appreciated the booklet with comprehensive info on food & places of interest. Host kept checking on us in case we needed anything. Thank you!!
GGuest UserI had a really pleasant stay at this homestay. The house was very comfortable, clean, and well-maintained. Everything I needed was provided, and the atmosphere was peaceful and relaxing. The check-in and check-out process was smooth, and the host was friendly and helpful throughout my stay. Highly recommended for anyone looking for a cozy and convenient place to stay. Thank you ☺️🙏🏻
AAudrey_TY99I had a pleasant stay at this hotel. The room was spacious and clean, and I really appreciated the basic complimentary breakfast provided. The owner was very responsive and helpful throughout the stay, which made the experience even better.
However, the soundproofing could be improved as noises from the hallway and nearby rooms were quite noticeable. Also, parking can be a bit challenging as there are limited spots around the area but can still park at the public carpark near by or opposite the Anson Road market.
Overall, still a great place for a short and comfortable stay!
GGuest UserAdvance payment is required!
When booking, you can choose between on-site payment or prepayment, but in my case, I was unable to pay on-site.
However, when I inquired about on-site payment, I contacted the hotel and they responded friendly.
The hotel does not have a front desk. You enter your own password on the accommodation door or your room door.
If you are worried about paying in advance by card, it may be best not to choose this option.
The room was clean and quiet at night.
The location is great, close to Penang's tourist attractions.
There are convenience stores and restaurants within walking distance.
