With one small window to open and the prevailing smell , we all had a fitful nights sleep. In the morning we had breakfast again in a gloomy side room with no views except for the carpet. Which is really strange given they trade on its location. There is a room at the back off the hotel with views etc but this was stacked with chairs . Incidentally there didn't seem many people eating as there weren't many chairs . The waiter I think a family member was pleasant enough but by his demenor and attire looked totally bored by it all. With this mind we didn't want to stay another night as staying in a hotel should be a treat equal or better than your home . When checking out I was told I needed to pay for both nights and the receptionist didn't enquire exactly why I wanted to check out early . There was a short discussion a compromise was reached and we paid for two nights but not the extra food . In reality I think they got the better deal as even though they said they couldn't let the room out again as it was short notice even though it was the same time I had booked it the day before. The owner was in the vicinity but also showed no interest in coming to speak to a disappointed customer and just related messages back through the receptionist . It would seem they have no interest in delivering a good experience to their customers and they have their foot halfway out the door as the hotel is up for sale . Absolutely brilliant. Could not fault the hotel. Stayed for three nights with our two families for my 80th Birthday. Our room was in the outside block, lovely room and facilities with a large balcony overlooking fields and views to the Lorton Valley towards Crummock Water. Lovely staff, very helpful and friendly, were made to feel very welcome on our arrival. Food and service excellent. Excellent quiet location with easy reach to Crummock Water, Buttermere, Keswick and Derwentwater.

We have recently returned from a wonderful week staying at this hotel. We were there celebrating our golden wedding anniversary having stayed there for our honeymoon in 1975. What an excellent idea it was to return even though it is over 300 miles from home. Wow, the hotel staff were wonderful, from the owners, manager, general staff to the cleaners. Nothing was too much trouble and our every request was met with a “we can organise that” “ leave it with us and we’ll sort it” Our anniversary afternoon and evening was more than exceptional and all our family and friends thoroughly enjoyed themselves and commented on the friendly atmosphere and helpful staff. The food is superb with a good choice and ample size portions. A trip we will remember for the rest of our lives Would definitely recommend this hotel.

Disappointing The location building and grounds were great. The servi e from staff was excellent. Warm and friendly. The breakfast was excellent. Cooked well. The room however was basic and dated. For the price was @ £195 per night, was expecting 5 star. Wouldnt give the room 1 star. Clean yes, functional yes, quality no.

Clearly it is advertising itself as wedding venue but also, while I was there, it held parties on the Friday and Saturday night - with consequent loud noise until well after midnight. The room I stayed in is in a new, small complex, separate from the main hotel. The main issue is the room temperature which, on arrival was at 25 C and still at 25 C at midnight, dispite the room's heating being set at 17C. My inquiries were not well received (I was blamed for 'fiddling witht the controls' which was not the case. Eventually it was admitted that they have a serious problem with the underfloor heating and that thermal control of the rooms was ineffective. On the second day we switch off the heating entirely yet, even with an outside temperature below zero, the room temperature reached 24C on the third night. I asked whether it might be possible to change rooms, since I argued that such a high room temperature was unacceptable and was told that 'this was a decision only the owner could make' and that they couldn't contact the owner (or perhaps wouldn't), and that they did not know when the ower would be visiting. ('they come and go). So no-one on site has the managerial responsibility to deal with issues of this kind. The food was very average as well
