A vintage modular leather sofa by designer Horst Bruning brings to life the seating area, where cocktails and conversation can be enjoyed around the log burning stove. A dining table and bench set by Scandi designers Tikimoon easily accommodates a large group and provides the perfect setting for feasting with family or friends!Breakfast Room (Dining Room):There is a beautiful south-facing breakfast room, with an original feature fireplace, enjoying peaceful views of the mature garden and surrounding flower beds, bursting with honeysuckle, lavender and dahlias in the summer months. With ample seating at a scandi-styled table with benches and luxurious seat covers, this is a prefect spot to enjoy a tasty breakfast before setting off for a coastal adventure!The Den (Cinema Room):Beyond the Breakfast Room is a cosy snug with South aspect and wood-burning stove. Luxurious deep-filled leather sofas and footstools create a comfy chill out area to relax in front of your favourite films! A wide screen television is equipped with all the streaming apps (Netflix, Prime, Disney, Now TV), and snuggly throws have been provided to really amp up the relaxation!Kitchen:On the north side of the house, leading off the breakfast room is the kitchen, fitted with a range of shaker style base and wall units with intergrated electric Bosch oven, hob and extractor fan. There is a dishwasher and large fridge freezer, as well as Dualit kettle and toaster combo, microwave and airfryer. The kitchen is perfectly positioned for both the inside dining areas as well as access to the patio for all those barbecue days! To the west of the house the back hallway doubles up as a utility area with a door to the garden and terrace, and there is a separate ground floor WC leading from here. In this hallway you will find a washing machine and tumble dryer situated in the downstairs WC, to accommodate our longer staying guests.Garden Room (Bedroom 1):Our beautiful downstairs bedroom benefits from triple aspect garden views, so that you can enjoy watching the hares and pheasants pottering about from the comfort of your King-sized Simba mattress, with luxurious bedlinen, blankets and cushions. This room has a large antique chest of drawers for storage as well as a stylish clothes rail for those special outfits! This bedroom has French doors leading directly to the terrace to really make the most of the garden.Mezzanine (Bedroom 5):Taking the stairs to the galleried landing above, on your left is the upstairs area of the converted barn (once used for storing hay for the horses). This is a characterful space with luxurious deep-filled velvet sofa which doubles up as a comfortable and generous king sized bed. This room is often used as a breakout television or gaming room, and can also be used as a study as it features a pretty workstation and good internet connectivity.Library (Landing):There is a spacious landing with stunning Graham and Greene daybed, luxury velvet Graham and Greene mattress, soft throws and plump pillows - perfect for curling up with one of the many books in the bookcase! Please enjoy the books for the duration of your stay but do not remove them when you check out...they are our personal collection and we would miss them terribly!Twin Bedroom (Bedroom 2):This sunny bedroom benefits from beautiful garden views and stylish twin rattan cane beds, with high quality John Lewis mattresses. A wall of built in cupboards provides ample storage for your stay and blackout blinds help to encourage long lie ins (fingers crossed)!Master Bedroom (Bedroom 3):This tranquil space enjoys views of the climbing roses and mature flower beds, and has an extremely comfortable super king size bed with luxury deep filled mattress and super king sized pillows and bed throws. A wide screen TV is included with all the streaming channels as well as a beautiful midcentury styled rattan armchair with sheepskin cushion and velvet cushions.Green Bedroom (Bedroom 4):The final bedroom is elevated as part of the extension, with peaceful triple aspect garden views and blackout blinds. This room is extremely spacious and allows room for 2 full sized single zed beds and perfect for a family of four if required. Bathrooms:Upstairs there are 2 bathrooms of similar size, both spacious and bright with garden views, toilet, basin, showers and bidet. All towels are provided and we supply plant-based, well-being focussed products from Norfolk Natural Living, and if you love them as much as we do, you will be able to shop the whole range in nearby Holt where they have 3 'slow-luxury' home stores.The Garden: The garden at Broomhill House is absolutely the jewel in the crown of this luxury retreat. With huge sprawling lawns perfect for a kickaround, and sun-soaked terraces for barbecues, this garden is a little slice of Heaven in Holt! Situated in an Area of Outstanding Natural Beauty, as part of the dark skies agreement, many hours can be spent gazing up at a spectacular blanket of stars, whilst toasting marshmallows over the huge fire-pit! Woodside is a 4 bedroom detached brick and flint cottage. The cottage sleeps 8 in comfort across 4 bedrooms and 3 bathrooms. InsideAs you enter the cottage there is a wide corridor with the sitting room on one side and the snug on the other. The sitting room has two big sofas with seating for 8 and a couple of window seats with views of the front garden. There is a smart TV with BBC Iplayer and other online services, a DVD player, and a wood burner which makes the room really warm on cooler evenings. We provide guests with a full basket of logs. The Snug has TV, DVD, Xbox and lots of board games, jigsaws and kids toys.Back into the entrance hallway and through to the kitchen which is 30ft long with large dining table for 8 (plus kids seats and a high chair if needed). The kitchen has a range cooker, large fridge freezer and is extensively equipped for home cooking. The games room is accessed through the kitchen and has a 6ft multi games table which can be configured as a pool table, air hockey table or compact table tennis table. Hours of fun in here (and it's well sound proofed from the rest of the house!). Beyond this is a utility room which also has a door to front garden and parking area so good for bringing in muddy walking boots.There is one bedroom downstairs with a king sized bed. There is a downstairs bathroom which can be accessed off the hallway or the bedroom. Both doors have locks so it can be made into an ensuite.Back to the entrance hall and up the stairs leads to a lovely peaceful sitting area with views of garden and sea from the loveseat (its a great spot for reading and the cottages book collection is kept up here). The master bedroom has a king sized bed and ensuite bathroom with walk in shower and view out across the fields and local bowling green. Of the 2 further bedrooms, there is 1 twin, and 1 bedroom with zip and link beds which can be configured as a twin or super king. The main bathroom is spacious with big walk in shower and a separate bath.Back downstairs, French doors lead out to the enclosed back garden. The rear garden can also be accessed through the games room.OutsideGood sized landscaped gardens with decking areas, lawns and a 'beach hut'. The front garden has lovely views up the hill towards Kelling Heath and the North Norfolk Stream railway in the distance, whilst the back garden is fully enclosed and opens straight out from the kitchen patio doors so is very safe for younger kids. The beach hut holds a Weber BBQ, garden games such as badminton and croquet, and a table for two. Crabbing nets and buckets are also stored in here along with plenty of bats and balls for the garden.The back garden as has reclining loveseats which are perfect for a glass of wine and some star gazing on a clear night, whilst the main decked area has a table and seating for 8.There is off-road parking for 3 cars (4 at a push), and a fast EV chargepoint.Local AreaThe village of Weybourne boasts a wonderful pub, the Ship Inn, and a local shop and deli, the Village Store, just 2 minutes walk away. The beach is less than a 1/2 mile walk away. Weybourne also boasts a station on the North Norfolk railway (the 'Poppy Line'), along with Weybourne Priory and All Saints Church.The area is excellent for walking, enjoying the countryside and coast. There are opportunities to see wildlife, sea-fishing on Weybourne Beach and bird-watching are very popular.For rainy days, Sheringham is 3 miles up the road and has a large swimming pool, shops and activities, as does Cromer a further 2 miles on.No smoking. A lovely spacious lodge situated in the peaceful grounds of Weybourne Hall Park next to Spring Beck that runs through the village and next to the ruins of the old Priory.Spring Beck Lodge is a centrally heated two bedroomed property with all the facilities you will need to enjoy a relaxing break away from home - whatever the weather! The light and airy open plan lounge has comfortable two and three seater sofas so you have plenty of space. There is a 'Smart' TV with freesat offering many channels along with the facility to sign in to the streaming services such as BBC iplayer, Netflix and Amazon Prime (subject to your subscriptions) along with a DVD player. A large 6 seater dining table overlooks the decking and the beck beyond. There is wifi available along with a small selection of games.The kitchen is well equipped with a Kettle, Toaster, Microwave, Electric steamer, built in fan oven with grill and gas hob, washer dryer and a dishwasher. There is also an undercounter fridge and separate freezer. Utensils and a good selection of pots and pans are there for you as well for the days you want to dine in.Bedroom 1 has a comfortable double bed with overhead lights, plenty of fitted furniture, a walk in wardrobe and dressing table with a wall mirror. The pebble beach is a short stroll away and this links you onto the North Norfolk Coastal Path. The Muckleburgh Collection is also in Weybourne. It's the UK's largest collection of historic tanks, armoured cars and other military vehicles, housed at Weybourne Camp.Further afield, there are many things to see and do in and around the surrounding areas.
