THE PROPERTY: Our family’s happy place that we'd like to share with you! Newly renovated open floor plan, made for hosting families that like being together. An extra large island with 6 barstools, and stove top – allows for families to cook together and have a great time. Bedrooms are separated from living areas to allow for fun at anytime of day, even after the kids go to bed! Kids love the bunk room, with built in bunk beds (with lights and reading nooks). Enjoy a spacious master bedroom with a desk for all your remote working needs, equipped with the fastest internet Kingsland has to offer. Large Front guest room is large and can accommodate a family with a queen bed and futon. Bathtub for kiddos in the shared bath between the front room and bunkroom. Full sized crib available for use as well! Wet bath in the garage, which can be accessed off the patio, for all your lake time potty breaks. 1 acre lot with lots of room for play! We have a large covered and fenced in patio with seating, as well as an open area patio that is great for playing games, grilling, and hanging out! Step down off the patio into a fenced in grass area with a swing and play structure. Open the gate and make your way down to the first of 2 decks. The first deck is a large concrete patio – great for playing pickleball or having a bonfire. The second deck is located right above our dock and is great for stargazing or watching the sunset over the mountains and lake. Step down onto our 100’ concrete dock to lounge, sit, fish, and enjoy the peacefulness of the Llano river. The water is shallow since the 2018 flood, but the levels fluctuate daily. Islands appear and disappear and make for great entertainment for the family. Walk across the river to our own sand beach and set up camp for the day in the sand. Bring sand toys and beach umbrellas and you’ll feel like you’ve found the best spot in town. Or if you prefer to relax on the lake water, check out Worry B Gone Cruises for a sunset tour of Lake Lyndon B. Johnson (LBJ). If you trailer your boat, there is a public boat ramp at Kingsland Community Park just 3-miles from home.For Golf Lovers, there are two great muni courses nearby. Book a tee time at Lighthouse Country Club or Legends Golf Course. Both courses are inexpensive, great quality, and a great time!Wine Lovers: Just a short drive or uber ride away is the Perissos Vineyards, and Torr Na Lochs Vineyard and Winery. Both wineries have wonderful Texas wine and have the most amazing views. Lots of open space for kids and families to enjoy. Save the world brewery is nearby in Marble Falls ~ about 30 minutes from the house. For the Fisherman: Great fishing on the llano river. Bring your waders and walk up river to some great fishing spots. The river opens up again near Honeycreek and is great for walking or canoeing to fish. Visit Empty Pockets Fishing Guide Service for fishing on Lake Buchanan. The Llanorado bait & tackle is also an experience all of its own, grab your live bait there and meet Henry the heron that hangs out there, The Valero on the corner of 29/1431 also has live bait if you’re in a hurry!Foodies: Although we rarely eat out since our kids never want to leave the water… Kingsland does offer some fun places to eat. Grab a bite to eat at delicious local restaurants like Alfredo’s Mexican, Antler’s Inn restaurant, Boat Town Burger, and Wakepoint. Boat town burger bar has live music on the weekends and you can’t find a better spot to be! Antler’s Inn has a unique railcar bar and great food. The local coffee shop, The Lazy Heron gets 5 stars from us too! Take a 20 minute drive to Llano for world famous Coopers BBQ. Outdoor enthusiasts: Explore Longhorn Cavern State Park. The caverns are incredible. Books tours ahead of time and buy tickets at: https://visitlonghorncavern.com/. One of our favorite activities is riding gravel bikes and there is plenty of space to do that in Kingsland, and the neighboring towns of Llano and Castell. Contact us for favorite routes if that is of interest. Water Lovers: The water level at the dock is usually about 1-3 feet deep and has a sandy bottom which is great for swimming and playing. With a mostly soft sandy bottom, playing, swimming, wading, and all activities are easy on the eyes and the feet. Even though the normal water level is constant, the sandy channels vary and can shift a little after big rains, but rarely does it get over 3 ft to go all the way to the other side where there is a large Sandy Beach area. The kids will love it! Ours love to hunt in the water for deeper colder pockets and jump in! Just about 1.5 -2 miles up river is an area known as “The Slab”. A public but largely unknown park like setting of granite slabs of rock which form rapids, slides and swimming holes. If you don’t want to hike up, you can drive to the parking area just up the street. When the current is stronger, the ultra adventurous can start at The Slab and venture down the calm Llano River on floats until you arrive back at the house. River tubes are available at HEB for purchase. If you prefer the deep waters, you can certainly still access that. Head down river toward LBJ. Kayaks and Canoes can take in you in either direction for deeper swimming or fishing options. Up river has depths varying from 1-7ft! Down the lake gets deeper as you go until it reaches 5-6 ft in areas about 100-200 yards from our dock. Another 100 yards or so and it becomes 10-15+ feet as you enter the main part of Lake LBJ. Currently we have a 4 seat paddle boat and are working to acquire more water toys for all your adventure needs! A modern style freshly renovated 3,500 square ft lake front property on Lake LBJ! The property is located in a no-wake cove off the busy lake, perfect for swimming and fishing. Dredging was recently completed in 2022 around the swim deck about 20’+ out from concrete swim deck. Depth should be about 8’+ deep or more to allow our guest to jump into the lake any style you want, however, We do ask that you do not dive in head first for your safety! There is (2) green fishing lights installed to attract fish at night, some of the best fishing happen at night!Tired of swimming in the lake? Then jump into our heated/chilled pool with attached spa. Spa is large for 6-10 guest at one time. Pool comes with a built in pool cover for the safety of our guest and is controlled via app for the duration of your stay. Heat for pool does come with an additonal fee starting at $350 for your stay, but the spa is free of additonal charge. On our concrete pad you will find a well furnished seating area and a pergola with fans and electricity to sit back and relax and mingle near the water. All of this is topped off with an outdoor/WiFi Sonos stereo system that is easily accessible via any device connected to the property wide WiFi. Newly renovated 5/3 home just off the main body of water on Lake LBJ. Large covered back patio with mounted fans and lighting. We love watching the birds and hummingbirds while sitting on the back porch. Deer often gather across the street from the front porch. Large spacious kitchen and living area with an electric fireplace and 55" TV. Kitchen is fully equipped and has new appliances, including a separate drink fridge. The master bedroom has a king size bed, mounted tv, window facing the water, and private bathroom. The second bedroom has a queen size bed, mounted tv, window facing the water, and private bathroom. One other bedroom has bunk beds with full size mattresses (one person over age six only on top bunks). The fourth bedroom has a queen size bed. There is also a kids tv room with a daybed, games and books. Smart TVs are located in two bedrooms and the living room so you can log on to your favorite streaming services. There is a fire stick on the TV in the kids room where you can log on there as well. There is a pack & play, crib sheet, and portable highchair stored in the master bedroom closet. If you bring your own boat, you will need to trailer it each night using the boat ramp at the end of the street. Fishing boats can be tied on behind the boat slip. Tying on to the outside of the boat dock isn't an option because it blocks the channel and our neighbors boat often in the evening. The jet-ski ramp is available for your use. **Let owner know if plan to bring a boat or jet ski.** The channel isn’t very deep, so pontoons or flat/round bottom hull fishing boats with experienced drivers only. Kayaks are a great idea to bring along. Bring fishing poles for the kids because fishing in the channel is fun!Some great wineries and music venues are nearby, as well as a bike park in Burnet, and golf courses a few miles away at the Lighthouse Country Club or Legends Golf Course...or in Horseshoe Bay at the Blue Lake Golf Club. Come enjoy the fun things to do in the area, or just have a relaxing time at the house. There’s also a community area along the open water just down the street. Borrow the cart on wheels and ice chest from the boat house and enjoy a picnic and swimming (on open water) at the park. When out boating, this is also a good place to tie on to a dock and make a two minute run to the house to restock, etc. rather than navigate the channel.There are two outdoor security cameras. This is a quality home located on a quiet section of the Llano Arm of Lake LBJ in Kingsland, Texas. With views of Packsaddle Mountain and the Hill Country over the calm, quite and constant level waters of Lake LBJ, you’ll find beauty in every day with any weather. Set on a large grassy lot, this beautiful and comfortable home sits at the meeting point of Lake LBJ and Llano River. With lake activities in one direction and the adventures and beauty of the river in the other, there is something for everyone. The water level at the dock is usually about 2-3 feet deep. The sandy bottom channel can get as high as 5ft for a great swimming hole, with shallow sandy landing area great for relaxing. With a mostly soft sandy bottom, playing, swimming wading, and all activities are easy on the eyes and the feet. Even though the normal water level is constant, the sandy channels vary and can shift a little after big rains, but rarely does it get over 5 ft to go all the way to the other side where there is a large Sandy Beach area. This is great for running around with kids, picnicking or hiking up river. Just about 1 ½ -2 miles up river is an area known as “The Slab”. A public but largely unknown park like setting of granite slabs of rock which form rapids, slides and swimming holes. If you don’t want to hike up, you can drive to the parking area just up the street. When the current is stronger, the ultra adventurous can start at The Slab and venture down the calm Llano River on floats until you arrive back at the Lake House. Prefer the deep waters? Head the other direction. Kayaks and Canoes can take in you in either direction for deeper swimming or fishing options. Up river has depths varying from 1-7ft! Down the lake side gets deeper as you go until it reaches 5-6 ft in areas about 100-200 yards from our dock. Another 100 yards or so and it becomes 10-15+ feet as you enter the main part of Lake LBJ. (See **Boats** at end) There are three kayaks, a canoe provided at no additional charge. Or, if you're like most of our guest, you can just enjoy the peaceful and quiet waters right in front of the home. From the moment you wake with your coffee, to the frequent dips in fresh, boat free waters for a dip or float, to the amazing sunsets over the hill country behind...you will quickly embrace having this open water view all day long!While the home is in a quiet and peaceful area, all the modern necessities are there and are your local shops, restaurants and the HEB Grocery are just 4 miles away.
