While we’ve modernized each apartment for comfort, we believe it’s important to set the right expectations for a seamless experience: Historic Structure & Sound Travel These apartments are located in a wood-frame building typical of Houston’s older neighborhoods. While recently renovated, sound may carry between floors—especially in upstairs/downstairs unit pairings (e.g., Arbor 1/3, 2/4, 5/7, 6/8). We encourage guests to be mindful of footsteps and volume, particularly during quiet hours. Shared Courtyard Use All Arbor guests share access to a grassy, pet-friendly courtyard. While great for kids and pets, please note that mosquitoes may be present in warmer months. We recommend insect repellent during your stay. On-Site Staff Activity A small on-site storage room is used by our team to support operations at other nearby properties. Our staff may access it occasionally during the day. Guest units and privacy remain undisturbed at all times. Off-Site Amenities Access to a community gym and seasonal pool is available through our partnership with Emancipation Park, located a short drive away. These amenities are not on the property, but we’re happy to provide guest passes upon request. Parking & Street Tips We offer 4 shared parking spots on a first-come basis. Street parking is typically available, but we ask that guests do not block neighbor driveways and avoid leaving valuables in vehicles overnight. Starter Supplies Each reservation includes a starter set of toiletries, paper goods, and cleaning items. These are intended to get you through the first few days. Guests staying longer should plan to restock as needed. ID & Agreement • Government-issued ID and digital rental agreement required prior check-in. Disclosures • We are not liable for accidents, injuries, lost items, or disruptions due to local construction or utility issues. • Security cameras are placed in exterior areas for guest safety. We normally request an additional deposit of $100 per stay. This amount is refundable within 48hours after checkout, once our cleaners confirm there's no damage. Please report any damage with photos on the day of arrival.
