Today, White Lily Flats offers a unique glimpse into Knoxville's industrial past, blending historical significance with modern luxury right in the heart of the city. Some of the modern updated amenities include: ✨FREE Downtown Parking (1 vehicle) ✨ Luxury Queen bed ✨65" Smart TV ✨Washer/Dryer in unit ✨Hi-speed Wifi ✨Fully stocked kitchen & guest supplies LOCATION NOTES: Located in the heart of the Old City, this unit is within walking distance to Downtown Knoxville and the charming Old North Knoxville neighborhood, renowned for its craft breweries and diverse dining options. Mill & Mine Venue: 3 Minute Walk Old City Drinks/Dining: 3 Minute Walk Gay Street Shopping: 12 Minute Walk Market Square: 15 minute walk NOISE ADVISORY: Please be aware that this location is next to an active train track, and it is possible that trains may pass by during your stay at any time, day or night. We do not have access to the train schedule. To help ensure your comfort, we provide a noise machine in the bedroom. However, if you are a particularly light sleeper, we also provide individually wrapped earplugs to enhance your sleeping experience. Sound proofing windows have been installed as well to provide additional sound protection and unwanted noise. We strive to ensure your stay is as comfortable as possible and appreciate your understanding. Guests will have access to the entire apartment, 1 complimentary parking pass, and keyless entry to the building. Mail/postage is not available to this unit at this time, but guests may ship items to our office for pickup during their stay if needed. Please do not gather in the building common areas to be respectful of the other residents. At this time, please do not attempt to open the bedroom window as it has a soundproofing encasement around it to assist with the noise. Any tampering with could damage the integrity of the window, and repair costs will be the responsibility of the guests. Professional Management is provided by the property manager throughout your stay. Our office is open Monday-Friday from 9:00am - 4:00pm, and provide after hours and weekend emergency services should you need any assistance. Welcome to the property manager! We’re excited to have you with us and are committed to making your stay as enjoyable and seamless as possible. To ensure everything goes smoothly, we’ve shared a few transparent guidelines that help us protect both you and the property. If you have any questions at all, please don’t hesitate to reach out – we’re here to help! Upon booking, the renter will receive the Terms and Conditions and agree to review and sign. These terms will include, but are not limited to, the following: GUEST VERIFICATION Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes: 1) Providing a copy of your government-issued photo ID. 2) Photo Verification 3) Confirming your contact information & agreement to our Rental Terms and Conditions Guests who have questions about this process are encouraged to reach out prior to booking! The information is collected for screening and verification only and is not stored or used for any other purposes. We thank you for your cooperation.HOUSE RULES 1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors. 2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day. 3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities. 4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a smoke remediation fee. 5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities. 6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests. a.If the property is labeled as “Pet-friendly”, pet’s are allowed and welcomed. b. In terms of "Non Pet-friendly" properties, exceptions can only be made for service animals depending on the situation after appropriate documentation has been provided. 7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties. 8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels. Security: Ensure all doors and windows are securely locked when not present. 9) Age: Guests must be 25 years or older to make a reservation. CANCELLATIONS Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events.EARLY CHECK-IN'S & LATE CHECKOUT REQUESTS 1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is no fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in. 2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout fee.POLICY VIOLATIONS 1) Late check-out without prior approval will be charged double. We may remove occupants and their belongings from the property if unresponsive, or uncooperative. 2) Excessive Cleaning will be charged additionally. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc. 3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items. REPORTING ISSUES Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. We are here to help! LOST & FOUND Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back but a shipping fee will apply. We are not responsible for locating left items.
