Excellent hotel, everything is clean and beautiful. Lots of greenery, a small swimming pool with a view. You can quickly walk to the sea. Good service and staff.

You live in the jungle, and of course you will have pets (gikons). The nearest shops are 30 minutes walk away, there are a couple of delicious restaurants nearby. The view from the window is crazy. The hotel is very old, but the staff tries - the room is cleaned daily, the floors are washed, which is rare for Thailand. I booked 2 rooms in "Baan Karon Hill" a month before, payed for it in full 3 days before check-in. When we arrived at the hotel, Hotel director told me, that there is only 1 room. They couldn't give us 2 rooms, booked and fully payed by me. Hotel director told us to cancel reservation in Agoda and to find another hotel. She told that Agoda refund my money. I think she tried to deceive me, because there was the Cancellation policy to incur a charge of 100% of the booking value. If I canceled I lost my money and booking. We were very tired and agreed to live in old bungalow. It was terrible. But the most terrible was the fact that Hotel director told us "My hotel is so popular, that she don't take into account Agoda and early reservation". I spoke with other guests, they told me the same story. Hotel director sent pregnant woman with 5-yo child in the center of Phuket island it the first day! Because "Baan Karon Hill" didn't have her room. Room that was booked and 100% payed! It's horrible! I read reviews and it's regular problem in "Baan Karon Hill".

We arrived after travelling for over 9 hours shattered and was told we didn't have a room which we had prepaid on a website for the night the lady said she did email us but difficult to check emails when your travelling by boat and coach. We did check emails and she did email us at 6pm considering we could check in from 2 was a little suspicious. She had arranged for us to stay in a sister hotel about 10 mins away we had no choice really it wasn't too bad but air con didn't work so they gave us a fan not great. The next day we were sent a taxi to collect us should have been 10 turned up at 11 so another 1/2 day wasted. The booking was for a bungalow but didn't get this but the bonus was the view from the room was beautiful the room itself was very dated rips in voiles mould on bathroom door and patched up walls where bedroom light used to be also mixed bedding, no hairdryer,mini bar no coffee facilities all were stated on website. Very disappointing. The hill to the beach and pool was the steepest hill I have ever climbed there was a lift in a tuk tuk which we did use twice the guy complained when we asked him and said to walk but my husband had a swollen foot and struggling to walk so he did give us a lift. The pool was ok lots of cracked tiles and very dated the steps to the beach were quite steep but once there the beach was lovely. The lady was very nice but all a in all this was probably one of the worst hotels we have stayed in on our trip.

Not sure what is wrong with this place. Lost my prepaid reservation and gave me the cheapest room even though I showed the confirmation. No service, no bottled water, facilities are in disrepair. Must have been a great place 30 years ago. Now? Not!! (Experienced traveler in Asia and Thailand so trust what I say).

We stayed for 4 nights in February and found the hotel to be clean and very friendly. As we were down the hill we used the resident tuk tuk to go up and down the steep hill, it was always available when we needed it. As the hotel is outside Karon ( as reflected in the price) we used tuk tuk to go into town, wasn’t too bad at 50 baht a head. The pool had filter issues the first night but that was addressed and was fine for the rest of our stay. Breakfast was continental supplemented by fresh eggs/omelettes and ham and sausage. All in all perfectly acceptable.
