We signed a 1-year contract for unit 8303 in June 2022 with Arichy Realty after getting assurances that certain items would be fixed at move-in. They were not, but we moved in anyway. Every week we were told "soon." Next, Arichy said they were not our administrator, and we'd have to deal with the owner's representative, who was not local. Then the September 2022 hurricane hit, destroying the balcony overlooking the ocean, damaging the roof and more. We stayed when we should have probably left, thinking repairs would soon be made. We were the ones dealing with the insurance adjusters, and, eventually, repair people. By the end of January, the unit was mostly fixed, only after several of our personal items were damaged by repair personnel (painters not covering items appropriately; roofer leaving mid-job and then it naturally rained that night, which caused a waterfall on top of our laptop). In February 2023, seeing Sotogrande itself not coming back to life, we had enough. (Details on that below.) The owner kept our deposit (legally she was able to, but we were excellent tenants who coordinated everything for her, we expected a courtesy return of some of it, and she refused to pay for damage to our computer and other items). So, we don't recommend this unit, the owner or the realty company that did the contract and walked away. Sotogrande 10 years ago looks like a fantastic place. Today it is a different story. While it boasts a wonderful pool (albeit with a closed pool bar) and very nice employees, it has zero open restaurants, a small beach without cabanas (the ones in the photo were knocked down and removed), no gym and no BBQ area. Our building had zero working elevators for three months after the storm and only 1 when we left. The entire complex needs new roof tiles. Drywall repair to ceilings in exterior hallways had not begun five months after the hurricane. Exterior stairwells remained exposed to the hazard of one false step and you would plunge over the side. We hope this review helps travelers know what to expect as we see listings on AirBnB and elsewhere not being truthful about the conditions here at Sotogrande. For a much better experience, for long-term renting along the water, we recommend Sports Illustrated Resorts and Fishing Lodge or the Marina.
