Quiet and nice area to sleep in. The beds once we got the right room were comfortable apart from the tight fitted sheet that was tighter than other places I have stayed. The woman receptionist who greeted us was lovely and it being a Sunday in Italy she explained things are slower on a Sunday so that was fine. Facilities were good and towels were replaced every day. The door though is not tricky to get into but slightly annoying and not an easy one to undo if you come back after 8 in the evening which on holiday you naturally do. it did the trick for what we wanted to do in Rome and considering we walked most places a room is sometimes all you need. Air con was a bit confusing to figure out too as we woke up sweating the first morning but it is easily worked out with a remote on the table in the room. Overall though, not a bad hotel to stay in, does the trick I would say for most people.

The building is a mix of normal appartments and the hotel. Reception is at floor 2, our room was on floor 3. You receive a key that allows you to open the door to the building plus the door to your floor and then a key to your actual room. Therefore it seemed safe and nice as not everyone could enter your floor. The receptionist was super super nice, giving us recommendations for restaurants and how to travel best. The floor and room were great too and always very clean :) only downside is maybe that for the breakfast you have a fixed „menu“ and if you cannot drink coffee or chocolate milk you will have a bit of a harder time. But there’s a great alternative Café right next to the hotel at the corner!

Well where do i start. We booked a Double bedroom and was shocked to find a matress on top of sofa cushions. We complained to the female receptionist and she got very frosty, upset and blamed my wife for booking the economy room, which is  disgusting behaviour. We were not aware we had booked the economy room as it did not say on the booking description that this was an economy room, and that we dont get a proper bed. The receptionist said it was a French or Japanese bed, this was neither as it was a collection of old cushions on the floor with varying degrees of softness and comfort so it really did depend on which cushion you slept on, as to whether you woke up with a stiff back or a sore hips. The back rests off the "bed / sofa" were piled up in the window, so there was no effort to hide the fact they were using disused sofa cushions. On the plus side it was really easy to roll onto the floor as you are so close to it!! The receptionist claimed they had not had any previous complaints, about this room in the past, which is irrelevant and hard to believe. The room smelt of damp and we found black mould on the wall above shower. The toilet would only flush when it wanted to and we had to ask for toilet roll. For some reason the room cleaner stopped filling our free water up in the fridge, probably because we complained. The floor tile was loose and sticking up, the aircon leaked over our cases, I had to clean the communal kettle out as it had white scum floating around the top and the TV only had a few Italian channels to watch out of a possible 1000 - No satelite TV here and this must be because we had the economy room!!! There was a general metro/train strike while we were there and the reception staff did not inform us or at the very least leave a note on our door or in the room, and as a result we missed our train, never got to Florence and lost €100. This is a Nightmare Hotel From Hell with zero customer service. They have a lot to learn. We would never use or recommend this hotel again.

Lovely staff. Excellent location Really clean, really quiet Now the bad stuff: horrible furniture for tall blokes I gather by reading other reviews better options are available. Nice room, just buy furniture.

This is not a hotel. It is a suite in an old under renovation building. We arrived at 8am and found the apartment is locked until someone in the building (sitting by the door of the building) called the manager who kept telling us 5minutes someone will be there for over 2 hours staying in the street in the heat with the kids. Again, This is NOT A HOTEL but apartment with a key that stays with someone. So if no one is here you are in the street. If you think there is a lobby or waiting area, that happens but in a hotel not a renting apartment. They do not deserve any good review. The owner and the manager were out sick and we have been waiting for 2 hours with the kids in the street. When they finally arrived to open the apartment for us, there was no AC and the receptionist was explaining to us the check-in is at 2pm as if it is our first time to travel. She does not recognize that we travelled the world and there is a difference between check-in time Vs opening time. Any regular hotels are open for guests to wait in the lobby or a restaurant anywhere inside the hotel in a good, nice place with AC Vs this case we were in front of an old building covered with construction cloth waiting for someone to open the door for us. To be able to check-in they asked us to pay ******* commission of $27 Euro plus additional fee to get another similar room just because it was ready. We have paid 337 Euro/$346.72 extra. I returned to this boutique hotel to spend a romantic evening with my husband and we had a wonderful time, a dream Traiano presidential suite! The tub in front of the bed is unique, the huge king size bed and very soft pillows. I will be back soon!

I chose this property on Booking because it marked it as trendy, central and listed it as a 4 star. I found my experience shameful, in addition to the fact that at the entrance there was a shameful reception with visibly dirty tea cups and a kettle with visibly dirty water. The room, in addition to not having heating, had a quilt instead of a duvet with 6 degrees in Rome and there was not even a duvet in the closet. I tried to contact the property but no answer. There was an air conditioner that made an absurd noise so it could not be opened, the room was on a busy road so all night and to top it all there was work on the apartment next door. A nightmare experience.

“Courteous” staff. Rooms not perfectly clean, dirty window panes due to work. If there is work, guests must be informed because for the price you pay it is absurd to open the windows and see the scaffolding. Beds without mattress covers. Terrible mini bar, only one glass bottle of water (most likely filled with water from the bathroom tap). Poor snacks at the entrance (biscuits, coffee, low quality). To have 4 stars, guests must be offered a much better service. In conclusion, I happened to have to use the service bathroom for personal needs and I noticed that the sanitary conditions are terrible, the glasses and cups that are used for guests were inside the bathroom sink (I hope they are not washed in the bathroom). It is definitely not a 4 star. The bar where the hotel is located for breakfast is excellent.
