"The location of this hotel is very good, right by the lake. Stay in a lake view suite and you can see the sunrise when you wake up.
The hotel is also beautifully decorated and very clean.
The service is satisfactory, and check-in and check-out are very convenient.
The breakfast tastes very good, and the various sets can satisfy the taste buds. In addition to coffee, there is also tea in the morning. The waiter is very polite. Satisfied👍"

"Stayed here for 2 nights with my family including an infant. Room was pretty spacious. Staff was friendly.
Unfortunately, there seems to be bed bugs or dust mites on the floor carpet as I got plenty of bites around my ankle. Went ahead to inform the front desk but I was told that there were absolutely no bed bugs in the hotel. Overall room is ok except for the cleanliness."
"The owner and her cute cat (named Paola) welcomed us. The room was clean and cleaned every day. There were plenty of towels. The shower room was a little old, but the water pressure was strong. However, the hot water was surprised by how cold it was every time because it had to go through cold water first. It was fixed in the bathroom, but I was happy that there were tissues. The bar soap had the soothing scent of New Zealand's famous manuka honey. The kitchen was equipped with cutlery. There was a stove, but there was no ventilation fan, so if you want to grill meat, I recommend using the BBQ stove outside. Laundry was $2 for the dryer. If you are looking for a motel in Rotorua, I recommend this motel!"
"Generally speaking, although all the hotels booked during the self-driving trip around New Zealand may not be available in luxury hotels (after all, the population density is very low), basically all the hotel beds are very comfortable and clean, which is really important. NNur RuzannaVery clean, has everything you need. Wasn’t able to check in by 630pm, called them in advance to inform and arranged for a self check in. Emily was very kind, explained the steps over the phone, and texted again just as a reminder. Self check in was very easy and convenient. Instructions were attached with the key, documents were neatly placed in the room.
Only downside was it wasn’t very close to the supermarket/shops, probably about 15min walk, but it was raining so took us 20min. Driving would have been better.
Please note there’s no lift, so we had to carry our luggage to the 2nd floor.
Overall, would come back again, it was still a great stay!

To be honest, I didn’t expect much when it comes to old and vintage hotel. But when I entered the hotel, I found the hotel is quite special and unique. Yes, it’s old and vintage but it is also well-maintained.
For the room, I like it because it has big windows including bathroom and the sunshine can get through.
For the location, I like it because it is so close to the central bus stop, Eatery Streets and Polynesian Spa. Because I don’t drive so location is very important to me.
Like many other places in NZ, this hotel seems to be short staffed too. But the staff still did the best to serve. They are nice and friendly.
I wish I could stay in the hotels for a few more couples and enjoyed the unique atmosphere there. I would stay again if ever I go to Rotorua.
GGuest UserUp on arrival we were allocated our room which was not what we expected, we found the outlook unacceptable looking over roofs, when it rained it got quite noisy. When we booked the outlook from the balcony was not what you get. The balcony was very dirty and had not been cleaned for some time. We asked for another room where the reply was you have one of our premium room if you want another room it will cost you $300 more. So the lesson learned here is to check your room first. The shower was inside a bath that was large enough for children or small adults this was disappointing. The Spa has timer on the pump on the occasion I used it we had no pump and would not turn on even after the 15 minutes rest and resetting the Red button on the wall . The buffet was a shock $70 per person, outside buffet averaged $35, don’t get me wrong the buffet was good lacking in taste on some items but overall a good standard. Breakfast was very good a 9/10 for sure, bar service and staff service were also very good, overall it needs to improve some of the housekeeping and up date the Spa area, pool looked very good plenty of towels, the outside area here could do with a makeover like shelter areas from the sun and rain. Would we go again, unsure the room for the price would definitely have to change.
GGuest UserStayed here for 3 nights and it was a good stay apart from some of the facilities available in the room. Clean rooms however bathroom needs a upgrade. Being a 4 star hotel and still using stained bath tubs with curtain for showers. Also arrived hotel at 4pm (2pm check in time) and was told to wait as rooms were still not ready until 5:30.

The only two sad things was that I asked for our room to be cleaned while I took the kids out in the morning around 8. But when I arrived back in the afternoon around 4pm, it was not yet cleaned. Also the shower head was very hard to use. Maybe it has some plugging issues. The water comes out outwards, not focused in the middle.

Rreturn visitorOutward appearance is good, but on closer Inspection it is shabby, once was high class accommodation but now cushions and curtains dirty. Unidentified scraps on bed linen and bathroom had very visible mould. The bath is a great size with headrest, heated floor and good water pressure. Our room had a great view of the lake, but people walking past windows, no real privacy. Good size room interesting room layout.

The room was spacious, clean, and featured large, comfortable beds. Considering the affordable price, it’s excellent value for money and ideal for anyone looking for a comfortable, budget-friendly stay.
The staff were attentive and friendly, even offering to heat up meals for guests—a thoughtful touch that added convenience. I also appreciated their focus on security, as they took note of my car’s plate number during check-in.
I noticed that the hotel has washing machines and laundry facilities, which could be very useful for longer stays. While I didn’t ask if these are free for guests to use, it’s great to see such amenities available. Clearer information about their usage would be helpful.
One downside was the lack of adaptors in the room, which made charging devices a little inconvenient. Adding adaptors or universal outlets would greatly improve the overall experience for guests.
Overall, Arawa Park Hotel is an excellent choice for a comfortable and affordable stay in Rotorua. With minor tweaks like providing adaptors and clearer communication about amenities, it could be even better.

The bathroom flower  sprinkle  has strong water outlet and the overall service is satisfactory.
