I should start this review by noting that I believe your experience will greatly depend on the room you book so, be careful when choosing. Sadly, my boyfriend and I did not get a good room. We were booked in room #32 on the “3rd floor” which turned out to be the attic. It was run down, poorly maintained and had not been updated in years. Nothing like the Inn website picture. It’s too bad as it could have been an amazing room with some updates and TLC. The walls needed repair, cleaning and painting. The bathroom looked to be a storage closet of some kind that was converted into a bathroom with a single old shower stall, a sink with no counter and a few old metal hooks nailed to the wall. We could clearly hear the couple in the next room when in the bathroom. It was filled with mis-match furniture, broken lamps and two different kinds of AC units. The closet is a cubby with a few old metal hangers and a curtain as a door. If you turn off the light switch, the TV and AC unit went off as well. The TV is a streaming TV only, so you need to have an account with Apple TV or Prime to watch. We did not have either but happened to luck out and found a free movie. Thankfully, the bed was clean. We were convinced this was how the entire Inn was maintained until we happened to look into a room, as were leaving, on the first floor that was unoccupied and open. It was stunning, newly furnished with a beautiful new marble bathroom and walk-in shower. It is hard to imagine how two rooms in the same Inn could be so different. There were a few nice perks. The location was good, the grounds are maintained and the breakfast basket they left outside your door each morning was very nice. You should know the Inn’s owner, John, is very hands off. We just happened to meet him (very nice) as he was walking through the lobby when we arrived. Otherwise, we never saw him or the staff again during our stay. He just leaves your key on the counter in the lobby with your name and a hand-written note. There also seems to be no one to call for assistance, if needed. When going to Cape Cod we normally stay at the Ocean Edge Resort-Villages in Brewster, MA which I HIGHLY recommend. We had just wanted to try something different for this stay but will likely be going back to Ocean Edge Resort next time.

We loved this place. Laidback, comfortable, and a generous breakfast basket delivered to door each morning. I don't understand the negative reviews. If you're looking for super modern, you'd be happier at one of the chains, but if you prefer comfortable old rooms with nice linens and bathrooms, a great porch overlooking a salt marsh, and a charming and knowledgeable host, then this is the spot.

I really wanted to like this place. I really did. It looked charming in the photos and despite the mixed reviews on different websites, the recent ones seemed mostly good. But I couldn’t tell you whether I would or wouldn’t have liked it, because I never actually stayed there. I’d read up on the area and debated for several days over where I wanted to stay. I thought about a chain hotel but I like to have a local experience when I stay in smaller places, so I decided to go with the B&B option. I tried calling a number of times over the course of a couple days, but was unable to get through. The phone would just ring and then disconnect. On my last attempt before I was going to give up, John answered. I mentioned that I'd thought maybe they were no longer in business because there had been no phone connection for a couple days, and he said something that didn't make much sense about replacing his phone.

 He was very pleasant and we spoke a bit about the area and things to do. He gave some recommendations for meals and while he seemed a little distracted, he was chatty and personable. I hadn’t planned to book immediately- this was meant to be more of an informational call- but he seemed friendly so I decided to just go ahead. I had reviewed the website and was aware that the property has a main house, as well as an out building, which is the Carriage House. I informed him that for personal security reasons as a solo female traveler, I preferred to stay in the Main House, and also that I had a service animal. While he still remained friendly, I immediately detected a very slight change in tone. Let me be clear- I have had a service dog for eight years. I am very well versed in ADA law and compliance. I know my rights, and I am not even required to inform ahead of time that I have him, but I do so out of courtesy. I’ve traveled extensively, and I know very well when someone is trying to evade compliance. It was very clear that John did not want me to stay in the Main House, as he kept referencing “dog-friendly” rooms in the Carriage House. 
There were two rooms available at a rate of $170 on the website, one in the Main House and one in the Carriage House. (We absolutely discussed this because I asked why the direct booking rate was so much lower than what was showing on *********** and **********, and he said it was because those websites charge fees.) Again, I emphasized that I preferred to stay in the Main House for my peace of mind, but he pushed the Carriage House instead. His comments were really odd and didn’t make sense- "it's better than the Main House because you won't run into anyone," “you’re actually safer in the Carriage House because your room opens right to the outside,” “the Carriage House is more secure because you have your own outside steps” (I’m not really sure how direct access to the outside makes a room MORE secure…), and he reiterated that the room was “dog-friendly”. If you are looking for a lovely relaxing place for a drink, look no further than The Lounge at the Copper Swan. The room is comprised of little groups of cosy sofas and chairs - a perfect place to relax over a drink and catch up with friends. They have a good selection of drinks and homemade Chex Mix as a snack. And - as a blast out of the past - college kids are staffing the lounge. We arrived at around 4pm in the afternoon and they were happy to serve us - unlike some other local establishments that don’t serve at that time or require that you only drink at the bar.

We went to the new lounge at Copper Swan- this will definitely be a go to drinks spot in Wellfleet this summer. has a great chill after dinner drinks vibe. nice to have a late night option for the summer!

We’ve stayed twice. With the old owners 8 years ago, and the new owners a year ago . Nothing has changed…please find another location! Very disappointed in something that could be great! No support both times from management!

The Wagner inn has been under new management since this past April of 2022. The new owners have been busy giving the inn a new face and appeal for the customers. They are a success! Driving into the shell crushed driveway, the scene includes beautiful flowers within decorative pots; and some perennial landscaping. There is a 2 person hammock out back to swing on with plenty of lawn furniture to lounge in. I enjoyed the fun, story-book statue of a Cat in large boots. This establishment still has the old inn feel with nice new amenities. When we arrived at the 3:00 p.m check in time. You receive a welcoming, white folded , handwritten instruction paper with one metal room key. You can go right up to your room. You will find your door a jarred with the second metal key in the lock. We stayed in east facing room 27: the wharf. It is on the second floor with a left facing view of Duck Creek. There is a fresh coat of ‘in’ modern color paint with white trim; brand new waffle, pull-down shades. The windows are tall with new screens. When we stayed the weather was wonderful so the windows stayed open during the majority of time. The room, grounds and breakfast were wonderful. See photos with details included on this inn. We highly recommend staying there.

Great place awesome breakfast considerate hosts and Frette linens what more could you need in a quaint quintessential New England Inn on Cape Cod close to everything and far from the madding crowds. john and Grant were great and Carole was so helpful
