This was my third stay here, and unfortunately, it didn't quite live up to my previous experiences. The hotel still boasts many positives, like its excellent facilities and family-friendly focus. However, I felt a noticeable dip in service quality compared to my earlier visits.
Two minor changes stood out to me and left a negative impression:
1. Firstly, plastic slippers are no longer provided in the rooms; instead, guests are required to purchase them at the front desk. What's the logic behind this? Considering your hotel specializes in water-based entertainment, are you really expecting guests without their own flip-flops/water shoes to buy them on the spot? Every other family-friendly hotel of this caliber includes plastic slippers as a standard amenity.
2. Secondly, there was no separate energy-saving key card in the room. This meant the room was uncomfortably hot when we first entered. Previously, a dedicated power card was always provided in addition to the two room key cards. This is a basic feature that comparable hotels always offer.

The hotel is very conveniently located, there is a direct exit to the Terminal 21 shopping center. I liked that the room had a balcony with a beautiful view of the city. On the 32nd floor, the restaurant is open only from 17.00, which was inconvenient for us, we wanted to have lunch. There is a mini-water park area for kids, a pool for children and a large pool, 130 cm deep. The kids' club is designed for children up to 6 years old approximately. The slide is suitable for children, because when you land you end up in the water with a shallow pool and personally I hit my butt hard and got scratched, and my 12-year-old son's swimming trunks also wore out. The minibar was well stocked with juices, water, soda, nuts, chips, coffee in drip bags đ, tea, sugar. Everything you need is in the room, except for an iron, you have to ask for it. The room is clean, the linen and towels are good. Smart TV and you can watch YouTube. Overall the hotel is good, but personally I like it when the corridors and rooms are light, but here it is too dark for me. The staff is very polite. The ice cream by the pool is super tasty!
This place is great if youâre on a self-driving trip. Itâs quiet and relaxing, though thereâs no convenience store nearby.
The property has two buildings. I stayed in the back one, but Iâm not sure which is newer. Overall, the building is quite nice. I did run into a problem during check-in when they couldnât find my booking confirmation, but Trip.com handled it quickly and efficientlyâbig thumbs up for their customer service.
The room was comfortable and even had a bathtub. However, like many other reviewers mentioned, the bathroom water system is a real downside. The temperature control is poorâyou either get scalding hot or very cold water, and the bathtub water never gets hot enough.
Facilities are solid: there are two swimming pools with clean, clear water, plus a gym with good equipment and a sauna.
Breakfast is buffet-style with a decent range, from western breads to Asian stir-fried vegetables. But the drink options are limited. For milk, they only provide regular fresh milkâno alternatives. Thereâs an egg station and a soup station. I asked for a sunny side up, but the chef said they only make omelets, which was a bit strange. At least the omelet was tasty. Overall, breakfast was just okayâacceptable but not very impressive.
All in all, itâs a nice hotel to relax at for a holiday. Hopefully, they improve the hot water system soon. Definitely a good choice if youâre traveling by car.
but bathroom water system is disappointing me! Otherwise, rating is gonna be high ;)) way to go~
The hotel is situated on the beach, conveniently off the main road with a beautiful beach view out of the room. The rooms are spacious, very supportive and kind staff, ample parking, a roof top restaurant and outdoor restaurant which makes the stay enjoyable. There amenities with the pools, gym is amazing.
Super nice staff and can call us to check in ealier when the room is ready. Amazing water park, with lots of slides. The floats provided in the water park for adults and kids raised the enjoyment. The free activity- aqua dance & pool game are also good!

Been there for 10 days. Had to change rooms many times cause of problems with the room. Then I said if I get a good room Iâll book more days. The man at the reception promised me that but they did not contact me anymore for another room. Disappointed with that and I was to tired to keep going and tell them whatâs wrong so I slept the extra 3 days in a room where the remote of the tv did not work properly. I was sick so stayed at the hotel for the most time and then itâs very irritating when you wanna watch proper tv. Bad luck I guess. Room looks good but they donât clean the wall tiles in the shower and the sink or not good enough cause you can see the limescale and mole in the bathroom. If they did that and listen to whatâs wrong with the room it would be a 8 of 9 out of 10

Sure! Hereâs your paragraph translated into English:

I often visit Pattaya, and this is my first time staying at this hotel. I had a great experience. The front desk staff were very polite, friendly, and helpful. The breakfast hours were excellent, from 7 AM to 4 PM, and the restaurant staff provided great service. From my perspective, the food was more than sufficient and tasted good. The breakfast area was nice, with both outdoor seating and air-conditioned options. The arrangement for breakfast, along with the 24-hour check-in time, was very user-friendly. I highly recommend this hotel for its courteous service.

I travel a lot for business and holidays, I visit a lot of hotels in the world, so I think I can make good comparisons. This was my 12th trip to Pattaya.
I booked a trip for 3 1/2 weeks , this time with my wife and 2 small kids. We intended to upgrade from hotel every week.
Holiday Inn was our first destination and the hotel surprised me a lot.
SWOT analysis
Strengths: New, helpful staff, 4 elevators, extremely clean, breakfast better then average, kids club, 2 + 1 (kid) pool, generally quiet place, close to beach, balcony, feels very safe, child friendly, sunset from infinity pool, kids under 11 free (max 2 same room) .....
Weaknesses: Some distance to center but this doesn't have to be a disadvantage, view from room balcony does only cover a part of the Pattaya gulf
Opportunities:There is no doubt the popularity of this hotel will be further spread through word of mouth
Threats: I don't see any threats at the moment, considering the value for money you get
This hotel has a HUGE advantage, it has it's own 7-11 inside the building (executive tower) at same prices as in center. Extremely handy when too hot outside, when heavy rain or just when you need something. Don't underestimate this big advantage.
Conclusion: While many hotels are cutting back on service and investments these days, this hotel is currently a gem (July 2025)
We changed to a more expensive hotel this week, more towards the center. I really regret I left the Holiday Inn.
I hope this review can be useful to you all, and for the staff of Holiday Inn a token of my support.
All the best

We had a smooth check-in. The location was quite peaceful because it's located in the inner part of the street. They have free shuttle going to Jomtien Beach.
Breakfast was awesome đ¤
Parking was convenient, and the hotel features its own private beach, which meant we didn't have to worry about the cleanliness issues sometimes encountered on public shores. Service was excellent, and the staff's English was clear and easy to understand, making communication effortless. However, there was an unfortunate incident where children were shouting in the corridor, knocking on doors, and ringing doorbells at 3 AM. While this isn't the hotel's fault, it definitely detracted from my overall experience.

GGuest UserThe room was very clean. The service staff would take off their shoes when they came in to clean the room. Every time they cleaned, two cleaners came in and were very polite. The whole hotel is very big, especially the outdoor swimming pool. There is also a slide for children to swim, which is a favorite for children. I was satisfied with the hotel when I saw it, but there were no rooms on Ctrip. I had to pay at the hotel front desk, which was much more expensive.
MMillet NicdaoAll in all I like my room at building B room 314.
A big room for a solo traveller, has 2 beds and aircon is working well. The location is near Terminal 21 mall, to the beach I walked 40 minutes from hotel. I suggest if you stay here and want to go somewhere near the center of Pattaya, don't grab a mosai (a single motorcycle where they take you and have to pay expensive) You must have a BOLT app, because it's cheaper, I never knew this until my 3rd day at the hotel. I grab a mosai to Soi Buakhao only it cost me 80 baht, where when you book at BOLT it's only 30 baht.

BBen_inChinaWhat a resort!! Wow! Although not perfect.. the facilities and the rooms, villas and surrounding customer service.. all the staff, simply amazing đ we really appreciated to have such care and attention at each step of our stay. The villa for 2 bedroom also amazing and it was very kind of the reception manager to allow us to see the 3 bedroom villa for our next stay.
One small thing.. the food in the restaurants on half board could do with a little more options and also the breakfast. All was a little too spicy or Asian.
Regardless of anything, we will be back!

GGuest UserLocation is good, next to 7/11 and a short walk to the mall/shopping/food.
There is also 2 restaurants close to the hotel, Japanese and Indian.
At arrival the reception desk was very helpful and friendly, also very helpful during our whole stay of 5 nights. Great service at all times.
Popcorn man is very friendly and nice. Have read other reviews before about the free coffee and popcorn, that is very nice, but they use a lot of sugar at the Popcorn! That is not for us Scandinavians. Thailand seems to have sugar in almost every things, in dried fish, smoked salmon, popcorn, juice and a lot more. To bad. Probably a way to make Thailand fat.
Had a great room with mountain view and it was peaceful and nice. The room has a bathtub and Japanese style toilet, charging point next to the bed. Has a switch next to the bed to turn on a light outside the room door for clean the room or Not disturb. Old and a bit worn out hotel, but absolutely a nice hotel and good breakfast. A hotel with a lot of mirrors all over, and a lot of glass windows in and around the reception area and floors. Probably not a big cleaning staff to keep all the glass and mirrors clean at all times.
The Onsen is like other guests has said before, almost no one use it. They should have made a steam room in the second shower room. It's a big room inside the Onsen that no one use. Would make a great steamroom size. And members and guests would for sure start using the Onsen a lot more.
There is even room for making a female side at the Onsen, already a second pool that is covered up with no use. Split up the huge entrance rooms, leave a few showers for the women and a simple wall to close the gap for each side, and open the second pool with water flow from the big one. Then it would be happy guests of both women and men.
The gym was back in the days a great and professional one, and it still works very well today. Worn out and a few leaks when it rains but can have a good workout any way.
Did not use the pool, but used the sunbeds. There is 3 sunbeds and one of them is almost collapsed, no mattress. Bit of sun in the morning before the sun gets behind the hotel building, also sun at late afternoon.
Too bad the tennis court is closed due to leaks and saggy floor. Suggest the Hotel to remove the chemicals that is right next to the pool in public
We will come back, great staff, big room with a bathtub and good location.
HHieuLQ1I recently stayed at Royal Cliff Terrace and had a wonderful experience. The hotel offers excellent food, a breathtaking view, and a fantastic swimming pool thatâs perfect for both relaxation and fun. Its convenient location near the beach makes it an ideal spot for beach lovers.
The staff were incredibly friendly and attentive, always going the extra mile to ensure a pleasant stay. While the overall experience was great, I feel it could be even better with more recreational activities for guests. Adding amenities like arcade gaming machines, ping-pong tables, and billiards would provide more entertainment options, especially for families and groups.
I would also love to see more retreat activities, such as yoga classes or guided tours, and more promotions or special packages to make the stay even more enticing.
All in all, Royal Cliff Terrace is a fantastic destination, and I look forward to returning!
GGuest UserThis hotel never fails. Clean, new, big, comfortable, respectful, always with a smile. I liked that now they have a golf cart that takes you to the mall â they didnât have that a few years ago. Too bad I came during the season when theyâre fixing the pool; I could only enjoy it a few days, but they offered another option. You canât go wrong. You come to party, but want a place where you can also enjoy peace and quiet â with all the comforts, cleanliness, and everything it should be â this is the place. No way to miss here. The only thing I didnât like is that if you order a Grab motorbike, you canât get picked up inside the hotel. The motorbike drivers outside donât allow it. And when I asked about it, they just said, âNo, we canât do anything, thatâs their issue.â So they canât make decisions inside the hotel property. That felt a bit off to me.
PPhilipp DreWe had an enjoyable stay, even though the facilities had seen better days. Staff was lovely and very kind. Didnât try any food but the restaurant looked lovely.
YYin XingI love this hotel! The view from my room is amazing, and I was able to catch the sunset! The room is quite dark, light is quite dim. There is no 7-11 nearby, the hotel provided buggy car every half an hour to a spot nearby Terminal 21. The hotel has a small beach, two swimming pools. Breakfast has a lot of variety, taste much better with stunning view. Staying here one night is definitely not enough, would come back again next time Iâm in Pattaya.
